The Service
What Is EICR Electrical Inspections?
An EICR — Electrical Installation Condition Report — is a formal inspection and test of a property's fixed electrical wiring, consumer unit, accessories and circuits. It records whether the installation is safe for continued use and codes any defects.
The report identifies damage, deterioration, dangerous conditions and non-compliances with the wiring regulations, and assigns each a code (C1 dangerous, C2 potentially dangerous, C3 improvement recommended). Only a competent person can issue an EICR.

Why It Matters
Why Professional Electrical Work Matters
An EICR is the only formal way to know whether a property's wiring is safe. Electrical installations deteriorate over time, and faults in hidden wiring can't be seen without testing.
For landlords, a valid EICR is a legal requirement — tenants must be given a copy, and a failed report (with C1 or C2 codes) must be put right within a set period.
Costs & Pricing
Costs & What Affects Pricing
Pricing for electrical work depends on the job. Here are the factors that typically affect the cost of this service.
- The size of the property (number of circuits)
- The age and accessibility of the installation
- Whether any remedial work is needed after the report
- Whether it's a single property or several (e.g. a portfolio)
- The type of property (domestic vs commercial)
An EICR is a fixed inspection, not a repair. If the report finds defects, remedial work is quoted separately. Tell us about the property and we can help.
