The Service

What Is Landlord Electrical Safety Certificates?

A landlord electrical safety certificate is the EICR — Electrical Installation Condition Report — that landlords in the UK must obtain for every rental property, share with tenants, and renew at least every five years.

The report confirms the fixed electrical installation is safe for continued use. If it finds dangerous or potentially dangerous defects (C1 or C2 codes), the landlord must have them put right within a set period and obtain written confirmation of the work.

What's Included

What's Typically Involved

  • A full EICR inspection and test of the rental property
  • Clear observation codes for any defects
  • A formal report suitable for sharing with tenants
  • Guidance on any remedial work needed for a satisfactory report
  • Arrangement of remedial work and re-inspection where required

Why It Matters

Why Professional Electrical Work Matters

Landlords must by law ensure the electrical installation in a rental property is safe, with a valid EICR in place. Failing to do so risks tenant safety and can mean fines or restrictions on serving certain notices.

A valid, satisfactory EICR protects tenants from electrical danger and protects the landlord legally — it's evidence that the duty of care has been met.

Costs & Pricing

Costs & What Affects Pricing

Pricing for electrical work depends on the job. Here are the factors that typically affect the cost of this service.

  • The number of properties and circuits
  • Whether remedial work is needed after the report
  • The age and condition of the installation
  • Whether re-inspection is needed after remedials
  • Whether the property is a single let, HMO or commercial let

The EICR is a fixed inspection; remedial work is quoted separately. Tell us how many properties and we can help coordinate them.
